I had the privilege to provide beautiful new head shots for real estate team, Lydia and Sheri just a few weeks ago. This team offers a more personalized real estate service, and I know, because we have used Lydia to buy and sell our last THREE homes (yes, we like change, haha!). If you are currently looking into Colorado real estate, then you know it is kind of a jungle out there! From reports of home values soaring & thousands of people relocating to the state on a daily basis, to stories of homeowners receiving multiple offers on some properties, we all know Colorado’s market is hot! So if you are looking to buy or sell, what is the best way to navigate the process? Here is my best advice to you in 3 simple steps

  1. Pick a Realtor that knows your market.  You will find that agents work from very part time to very full time.  Market Knowledge = Market Experience and this comes only from being involved in many transactions. For this reason, it is more important than ever to work with an experienced agent from a well-known brokerage.  An experienced agent will have more connections with agents across the board and be “in the know” regarding upcoming listings, market trends etc.  The value of of a great agent is worth its weight in gold, so beware of an agent that discounts their services as you will be losing some portion of the service as well.
  1. Find an agent that has a proven track record.  The best way to gauge a successful agent is their reviews.  They may have been referred to you by a friend or co worker and that is a great start. Also the best agent is allowed to be just that, a real estate agent so if the agent is handling all the paperwork, marketing, running the business and yes selling houses, you may have more hiccups along the way.  Look for an agent that has a team that specializes on the different aspects of the process.
  1. Know your wants and needs and the difference between the two.  This rule is finite across the board whether buying or selling a home in any price range.  There is a difference between wanting the drop dead kitchen & ensuring that you are in the best school for your special needs child.  Before going into the process, know what you must have and what areas you have some flexibility and allow that list to be fluid throughout the process. This will save everyone’s sanity along the way.

So where do we go from here?  Are you unsure of whether or not you are ready to take the real estate plunge?  Keep in mind  that although 2015 has been a great year along the Front Range, there are many great months ahead!  With low rates, many buyers are finding their new mortgage to be well below rental rates on average.  Moving into the fall season, buyers may find a less crazed market and have a few more options to choose from.  From the sellers side, the lack of inventory has increased home prices significantly even from the 1st Quarter of 2015. Comparable sales are stronger now than ever before. Also with the increase in competition, buyers are still looking well beyond the traditional selling cycles… yes that means now! Move in ready & updated homes are still proving to be the hottest sellers no matter the time of year so keep that in mind as you ready, set go!
